The usable face on a typical two or three bedroom mid-terrace offers 12–20 m² of clear roof after chimneys, vents, and the required edge gaps. Smaller systems, better £-per-year logic
On a terrace it rarely pays to squeeze on maximum panels. A 3–3.5 kW system on the good roof face usually beats a 4 kW system that pushes panels into a shaded corner behind the chimney. Judge quotes on estimated annual kWh and the payback period, not on headline kW.
Do you need planning permission for solar panels on a terraced house?
Usually not. Solar panels on houses, including terraces, are permitted development in England, Wales, Scotland, and Northern Ireland provided a few conditions are met:
Permitted development rules
- Panels must not protrude more than 200 mm from the roof slope
- They must not sit higher than the highest part of the roof (the ridge), chimneys excluded
- They should be removed when no longer needed
- Where practicable, they should minimise visual impact

When you DO need permission
- Conservation areas: panels are still allowed, but not on a roof slope that fronts a highway. Rear-facing installs are usually fine

Party walls and neighbours: what the rules actually say
The most common terrace worry is whether you need your neighbours’ agreement. In almost all cases, no:
Panels on your own roof
Fitting panels and rails to your own roof slope does not involve the party wall, so the Party Wall etc. Act 1996 does not apply. No agreement or notice is needed for a standard install.
Work touching the party wall
If the design involves cutting into the party parapet or fixing to a shared chimney stack, that is notifiable work under the Act and you would need to serve notice. Reputable installers design around this, it is rarely necessary.
Overhang and boundaries
Panels must not overhang the neighbour’s roof or airspace. On narrow terraces installers keep the array inside your own roof face with standard edge margins, which also protects against wind uplift at the verges.

Scaffolding and access: the real terrace complication

Much of the UK’s terraced stock is pre-1919 with natural slate roofs. Solar works on slate, but it changes the job:
Slate-specific points
- Slate is brittle, so fitting roof hooks means lifting and re-dressing slates or using slate-specific fixings, which adds labour (typically £300–£800 vs a concrete-tile roof)

A battery lifts self-consumption from around 40% to 70–80%, which matters more on a terrace because smaller arrays make every stored kWh count. The practical question is location. Terraced homes rarely have garages, so the usual spots are:
Under-stairs or utility
